Family rentals in El Cabrero Here is what changes with the sector, and with whether you are looking by the year, by the season or by the day.
A family relocating to a Cartagena neighborhood weighs things that never appear on a property sheet. School proximity and bus routes matter, as does real travel time at rush hour, along with parks, courts or shared areas that actually suit children, access to a supermarket, a pharmacy and medical care, and how a street feels when walked after dark. Inside the home, layout counts for more than total area: separated bedrooms, somewhere to study, a laundry zone, a kitchen built for cooking every day, and enough airflow to avoid running air conditioning around the clock. A building with constant short-stay guest turnover tends to feel uncomfortable for a settled household, so the neighbor profile and the residential character of the area end up acting as selection criteria. This is not the same question as wanting to live by the water: here the priority is everyday logistics, and the beach is a bonus at best. Mapping schools and workplaces before looking at anything saves time, because that geometry rules out whole districts without a single visit.
What El Cabrero is, and what changes there
El Cabrero sits between the walled city and the sea on the way out toward Marbella, a small and well-defined neighborhood rather than a sector with stretches. Its character comes from that position: it is adjacent to the historic core without being inside it, which means it is close enough to walk in, but it is governed by ordinary urban rules instead of heritage restrictions, and the architecture reflects that. What exists is mostly residential buildings of moderate height together with older houses, some institutional use, and a handful of commercial premises on the main road. Because the neighborhood is small and already built out, there is little room for new projects, so transactions involve existing property and the relevant questions are building age, structural condition, parking and how many units a house has been divided into over the years. Its distinction from Marbella is proximity: El Cabrero is closer to the center and busier with through traffic, with less beach life of its own. For a renter it works as a base for someone whose day happens inside the old city. Short-stay use is a matter for each building's own rules.

Retail units
A retail unit is bought differently because you are not buying a space but the possibility that someone can trade in it, and that possibility is granted by third parties. Two permissions are needed and nobody bundles them: the one the land-use rules give for that specific lot, and the one the copropiedad's reglamento gives, which need not agree. On top of those sit the tenant's own business permits, applied for activity by activity. The second difference is the relationship with the tenant. A lease of premises for commercial purposes runs under rules distinct from residential tenancies, with an expectation of continuity for the tenant that is worth having a lawyer spell out before signing, because the buyer steps into a contract that already exists and inherits its history. The third is that the unit depends on what lies outside it: façade, signage, pavement, loading area and public access are normally bien común, common property, or public space. What makes the unit profitable, in other words, is not inside its walls and is not decided from within the unit.
