Vacation apartments in Cartagena
Vacation apartments with a pool in Centro Histórico Here is what the area offers for a stay and what to confirm before booking.
Almost nobody is asking about a pool inside the apartment. They are asking about the building pool, and that distinction is worth spelling out. In towers such as those of Bocagrande, Castillogrande or El Laguito the pool is usually a shared amenity, used alongside permanent residents and governed by hours the administration sets, so it does not behave like a private one. In the gated communities of Morros, Manzanillo del Mar and Karibana the grounds are larger and the water area belongs to the club or community scheme. Inside the walls things change: heritage buildings rarely allow that kind of construction, and where water exists it tends to be small, set in an interior courtyard rather than open to the sky. So it pays to confirm whether access is granted to guests and not only to owners, whether maintenance is scheduled during the stay, and what rules the bylaws apply to visitors. Which properties meet that for a given window is verified when someone writes in, since what is open moves with the time of year.
What Centro Histórico is, and what changes there
The Centro Historico is the city inside the walls, and it is the one part of Cartagena where the supply of property is structurally fixed: nothing more gets built there. What changes hands are colonial and republican houses, buildings converted into small hotels, apartments carved out of historic structures, and ground-floor commercial premises. The scarcity is the defining economic fact, and the heritage regime is the defining legal one, since what may be altered, how a facade is treated and which interventions require authorization are set by conservation rules rather than by ordinary zoning. That makes the restoration history of a specific building, and whether its work was properly authorized, more important than any comparison of square footage. Buyers here are generally not choosing between the walled city and a tower in the north; the two are different assets with different maintenance logic and different buyers. Sellers deal with a narrow, international pool. Renters find mostly short-term lodging and a limited set of long-term homes. Whether a given address may host paying guests follows from its own permissions, verified one by one.

Spanish buyer
Funds leave in euros and arrive converted, so the figure on the escritura and the figure that left your account do not match. You need to be able to explain that gap, which is why the declaración de cambio and the registration of foreign investment with the Banco de la República are prepared before the transfer and not after it. Sharing the language helps and also misleads: Spanish and Colombian notarial vocabulary do not mean the same thing, and it is worth having someone explain what the certificado de tradición y libertad, the title and encumbrance certificate, actually is here, and what falsa tradición, a defective chain of title, means, because neither has an equivalent at home. The poder for signing from abroad is granted before a Colombian consul in your city or before a notary and apostilled, and the Cancillería confirms which form the Cartagena notaría accepts. Visas and the cédula de extranjería are a question for Migración Colombia. The tax question, for an accountant in each country, is whether a treaty exists between Colombia and your country and what it says about rental income and about ganancia ocasional, since as a Spanish tax resident the property is reported there too.
