What taxes should I ask about when renting in El Laguito?

Rent out my property in Cartagena

Taxes when renting out property in El Laguito Here is what changes in this sector and what to put in writing before handing the property over.

Before renting anything out, settle the tax front with someone qualified, because it is the front that costs most to fix late. The question is not how much is paid but what has to be found out and from whom. The right professional is an accountant for filing and for handling the income, and a lawyer for whatever depends on the shape of the operation and on the titleholder. Worth bringing to that meeting: how rental income is treated given my circumstances, what duties arise from merely receiving it, which ones attach to the property itself and who bears them, what shifts if the titleholder is an individual or a company, what shifts if I live outside the country, what shifts if the place goes out furnished, which supporting papers and certificates have to be issued or kept, and at which points in the year something is due. Ask too which records to keep from the first month and which property expenses are worth documenting. The common lapse is collecting for a year and only then looking into it, with incomplete paperwork. Nisimblat Law guides the legal part of that inquiry.

What El Laguito is, and what changes there

The procedural difference here is not the land but the building: almost everything is older, dense propiedad horizontal, the condominium regime, and the decision-maker is not the District but the owners' assembly acting through its bylaws. Buying means reading those bylaws before any brochure, reviewing recent assembly minutes, and asking the building manager for the paz y salvo, a no-arrears certificate, the approved budget and any special assessments, because a repair levy already voted passes to the buyer who never voted on it. Since the area lives on lodging, the registro nacional de turismo, the national tourism registry, joins in: the provider must be registered, the bylaws must permit that use, and the two must agree, because one is demanded by a national body and the other depends on the neighbors. The counterparty is usually an owner already renting the unit, sometimes through an operator under a live management contract, so establish what transfers with the property and what stays tied to the previous operator.

Office units

An office unit is bought differently because it does not live on passing footfall but on the building's ability to work as a business address. What makes it usable are services the unit does not control: the hours lifts and security actually run, the air conditioning and how it is metered, backup power, connectivity and visitor parking. None of that is fixed inside the unit and all of it runs through the administración, so the review looks at the building rather than at the door. The second difference is destinación, the recorded permitted use: in mixed-use towers, units whose registered use is residential are routinely sold as offices, and the mismatch between what the deed says, what the reglamento allows and what planning rules require is what later blocks registering the activity or receiving the public. The third is the rental market: an office tenant is a company choosing on address, floor area and building services, and is replaced by another of the same kind, so occupancy depends on the state of the whole tower far more than on the state of the unit.
