How much does a company charge to manage Cielo Mar on Airbnb?

Short-stay management in Cartagena

Airbnb management fees in Cielo Mar Here is what changes in this sector and what has to be reviewed before activating the property.

Short stay management is not paid as a flat upkeep fee; it is a share of what the property produces. What really defines the model is the calculation base, so clarify whether the share applies to what the guest pays or to the income left after the channels take their own cut, because that difference matters. Next comes what sits inside that share, which normally means commercial management, distribution, guest handling, and operational coordination. Billed separately are the costs that belong to a specific stay or to the property itself: cleaning between guests, laundry, consumables, utilities, technicians, and authorized purchases. Settlement happens per closed period, with a breakdown of the bookings in that period, the discounts applied, and the documented expenses. The usual error is comparing proposals by looking only at the share. Two similar looking structures behave very differently depending on what the company absorbs, what is passed through to the owner, and how often the balance is transferred.

What Cielo Mar is, and what changes there

What sets Cielo Mar apart is that much of the buying happens before the property legally exists. Units sell off plan, and the counterparty is not an owner but a fiduciaria, a trust company, managing a patrimonio autónomo, a segregated trust estate, into which the landowner contributed the site. That changes the whole process. The first document signed is not a deed but an enrollment in the project; the money goes into a trust account rather than to a seller; and the deed is granted once the punto de equilibrio, the pre-sales break-even threshold, is reached and the building goes up, so in the early stage there is no unit folio to certify because none has been opened. Ask for the trust agreement and ask what happens if that threshold is never reached, who returns the money and on what terms. Who decides changes too: the governing document is the permit issued by the curaduría urbana, the private licensing office, and the condominium bylaws are still unregistered, so you read a draft. Utilities may be run by private operators belonging to the development itself, meaning the supply relationship does not start with the city water company.

Properties for short-stay rental

A property bought for short-stay rental is bought differently because what changes hands is an operation, not just real estate. Three things that live in separate documents have to line up for it to work: the copropiedad's reglamento, which can ban renting by the day regardless of any other permission; the registro nacional de turismo, the national tourism register, which is issued in someone's name and does not travel automatically with the deed; and the contract with the operator, which sets who attends to the guest, who pays for supplies and what is deducted before income is split. The second difference is that much of the value cannot be recorded anywhere: furniture, equipment, inventory, review history and bookings already taken appear on no folio, so they have to be inventoried and the purchase document has to say what becomes of each, including stays already sold for dates after closing. The third is that a guest is not a tenant and the activity is a trade, with daily attention, staff and restocking, so a buyer abroad is engaging a management arrangement, not merely acquiring a property.
