How are short-term rates set for Historic Center?

Short-stay management in Cartagena

Short-term rental rates in Centro Histórico Here is what changes in this sector and what has to be reviewed before activating the property.

Price is not one nightly figure but a structure under continuous review. The starting point is the apartment itself: location, view, capacity, condition, and equipment. On that base the year is worked by season, because Cartagena has sharp peaks around holidays, long weekends, festivals, and events, and an ordinary week looks nothing like one in December. Comparable supply is watched too, along with how far ahead demand is arriving and the pace of inquiries, and minimum stay rules and length of stay discounts get defined. The principle is to correct early and in measured steps: if a window is not moving, adjust before it is on top of you; if it fills fast, hold or raise. The owner can set a floor below which he would rather not offer the unit, and that belongs in writing rather than in a phone call. Nobody can commit to an income level, because it depends on the season, the property, and the price. The most frequent mistake is anchoring on what a previous year achieved, treating that number as the floor, and then reviewing nothing for months.

What Centro Histórico is, and what changes there

The Centro Historico is the city inside the walls, and it is the one part of Cartagena where the supply of property is structurally fixed: nothing more gets built there. What changes hands are colonial and republican houses, buildings converted into small hotels, apartments carved out of historic structures, and ground-floor commercial premises. The scarcity is the defining economic fact, and the heritage regime is the defining legal one, since what may be altered, how a facade is treated and which interventions require authorization are set by conservation rules rather than by ordinary zoning. That makes the restoration history of a specific building, and whether its work was properly authorized, more important than any comparison of square footage. Buyers here are generally not choosing between the walled city and a tower in the north; the two are different assets with different maintenance logic and different buyers. Sellers deal with a narrow, international pool. Renters find mostly short-term lodging and a limited set of long-term homes. Whether a given address may host paying guests follows from its own permissions, verified one by one.

Retail units

A retail unit is bought differently because you are not buying a space but the possibility that someone can trade in it, and that possibility is granted by third parties. Two permissions are needed and nobody bundles them: the one the land-use rules give for that specific lot, and the one the copropiedad's reglamento gives, which need not agree. On top of those sit the tenant's own business permits, applied for activity by activity. The second difference is the relationship with the tenant. A lease of premises for commercial purposes runs under rules distinct from residential tenancies, with an expectation of continuity for the tenant that is worth having a lawyer spell out before signing, because the buyer steps into a contract that already exists and inherits its history. The third is that the unit depends on what lies outside it: façade, signage, pavement, loading area and public access are normally bien común, common property, or public space. What makes the unit profitable, in other words, is not inside its walls and is not decided from within the unit.
