Vet a development before buying in Karibana Here is what changes in this sector, which kind of property fits and what to check before signing.
Reviewing a project in Cartagena means looking at who is building and what state the work is in, a different examination from the one applied to a finished property and different again from reading an off-plan contract. Here the subject is the track record of the developer and the builder, what they have delivered before and how it held up, whether the land is titled to whoever claims it and free of encumbrances, whether permits are issued and current, how much of the project has already sold, and how the remaining work is funded. It is worth walking the site to see whether there is real activity, asking about independent supervision, and asking under what arrangement buyer money is held while there is still nothing to hand over. In a coastal city the design response to humidity and salt also matters, because it sets what the building will cost to maintain later. And knowing what use the bylaws will allow once the project opens is worth settling, since it cannot be assumed granted. Dimare Collection walks that review and Nisimblat Law checks the legal side.
What Karibana is, and what changes there
Karibana is organized around a championship golf course laid out on the sea, with residences built into the course itself. That single fact shapes everything about it as real estate. What exists is not street fabric but a designed enclave where the open space belongs to the layout of the holes, so sightlines, setbacks and the position of a unit relative to the fairway and the water matter more than a street address would. The formats inside such a development typically range from apartments to houses within the perimeter, and each has its own governing documents. Anyone buying should separate what is residential ownership from what is access to the course, because club membership and play rights are a distinct arrangement that does not automatically travel with a deed, and the terms of that arrangement are confirmed case by case. Service dues in a development of this kind cover more than a building, which is relevant when comparing it with a tower on the main road. For renters, Karibana reads as a resort-adjacent address rather than a walkable one; cars are assumed. Whether a particular stage is built or still in progress needs verifying with current paperwork.

Dúplex units
A dúplex is bought differently because what you see and what is recorded may not be the same thing. Two levels joined by an internal staircase are lived in as one home, yet the registry may still see two: two matrÃculas inmobiliarias (registry folios), two ownership shares, two chains of title and two separate arrears accounts with the building. That gap between the physical thing and the legal thing organizes the entire purchase. If there are two folios, you are really signing two acquisitions that end up tied in fact but not in law, and each one can be taxed, mortgaged, attached and sold on its own, so a future buyer may find half a home on offer. If there is a single folio, you need to know when and how the merger happened, because joining units is an amendment to the reglamento and not merely building work. What gets examined here, then, is the identity of the property before its condition: how the unit came into being, which document recognizes it, and whether the copropiedad was ever told. For a buyer abroad, each folio may also carry its own paperwork and its own power of attorney.
