Check title documents before selling in Karibana Here is what changes in this sector and what to have ready before going to market.
Gathering documents is one thing and analyzing them is another: this is the second of the two. Verifying title means reading the registry certificate and the prior deeds to confirm that the chain of transfers is complete and unbroken, that whoever appears as holder is in fact the person selling, and that no recorded entry blocks or delays a closing. What tends to surface in that reading is a mortgage long since paid but never released on the registry, measures restricting disposal of the asset, family homestead protections, condominium bylaw conditions, gaps between the deeded area and the real one, boundaries described loosely, or a parking space sold as owned without a separate registry entry. Clearing those findings takes time, and it is far better done before negotiating than once an offer is on the table and a buyer with approved financing is waiting. The analysis belongs to an attorney and is not settled by a quick glance: in Colombia it is handled by Nisimblat Law, which stays with the matter through the deed.
What Karibana is, and what changes there
Karibana is organized around a championship golf course laid out on the sea, with residences built into the course itself. That single fact shapes everything about it as real estate. What exists is not street fabric but a designed enclave where the open space belongs to the layout of the holes, so sightlines, setbacks and the position of a unit relative to the fairway and the water matter more than a street address would. The formats inside such a development typically range from apartments to houses within the perimeter, and each has its own governing documents. Anyone buying should separate what is residential ownership from what is access to the course, because club membership and play rights are a distinct arrangement that does not automatically travel with a deed, and the terms of that arrangement are confirmed case by case. Service dues in a development of this kind cover more than a building, which is relevant when comparing it with a tower on the main road. For renters, Karibana reads as a resort-adjacent address rather than a walkable one; cars are assumed. Whether a particular stage is built or still in progress needs verifying with current paperwork.

American buyer
Moving the money is not a formality. Funds leaving a US account have to enter Colombia through the regulated foreign-exchange market with a declaración de cambio, the exchange declaration, and the Banco de la República is the body that explains how the operation is recorded as foreign investment and in whose name, because whoever sends the money and whoever appears on the escritura, the deed, must be the same person or the same company. Signing from abroad has two routes that are not interchangeable: a poder, a power of attorney, granted before a Colombian consul where you live, or one granted before a notary public and then apostilled. Which one the Cartagena notarÃa will accept is a question for that notarÃa and for the CancillerÃa before you pay for a translation. Visas and the cédula de extranjerÃa, the foreigner ID card, are a separate matter from the purchase and belong to Migración Colombia: buying does not stand in for the immigration process, nor the reverse. On tax, the question to settle is whether a treaty exists between Colombia and your country and what it says about rental income and about ganancia ocasional, the gain taxed on sale. Confirm that with an accountant in each country, not with the seller.
