Cost of renting an apartment in Manzanillo Here is what changes with the sector, and with whether you are looking by the year, by the season or by the day.
Talking about the cost of renting in a Cartagena neighborhood is still useful without quoting any amount, because what confuses most people is not the number but the structure. Rent itself is only one piece. Beside it sit the condominium fee, which climbs with building size and with how much shared amenity has to be maintained, utilities with their own consumption pattern, the electricity load that air conditioning imposes in a year-round warm climate, internet, and sometimes parking when the space is leased separately. On top of that come entry costs: the financial backing the landlord requires and the screening process itself. What moves the level within one single area is the age of the building, the floor, the view, whether it comes furnished, how efficient the installed equipment is, and how well the property is managed. That is why two neighboring units of similar size can land in very different places. Comparing rent alone leads to bad decisions. The figure that matters is the total monthly outflow the household will carry once everything is counted in.
What Manzanillo is, and what changes there
Manzanillo names the northern stretch beyond Serena del Mar, where the older coastal village and newer closed developments share the same road. It is a place in transition rather than a finished neighborhood: low-rise housing of local origin, condominium houses behind gates, apartment buildings of modest height, and land still waiting for a project. That mixture is what distinguishes it from the consolidated stretch closer to the airport, where the fabric is almost entirely towers along a single avenue. Anyone deciding here weighs quiet and open horizon against distance and incomplete urban services, since water, wastewater and road upkeep are not uniform across the sector and have to be checked parcel by parcel. For a buyer, the status of a given development, whether it is finished, suspended or only permitted, is a question for current documents and not for a rendering. For a seller, the reference point is less a comparable building than the pace of nearby construction. Renting here suits someone who wants coastline without the density of the peninsula, and each condominium decides its own rules on short stays.

Serviced lots
A serviced lot is bought differently because what you acquire is a capacity to build, not a built thing. The value sits in what the rules allow on that specific parcel and in the state of the surrounding development, not in what you see on a site visit, which looks much the same on every lot of the block. Three consequences follow. First, the folio tends to be young, since it was created by splitting a larger parent parcel, so the useful history lives in that parent folio and in how areas, roads and public land dedications were divided. Second, the developer does not vanish with the sale: if water, sewer, road or green- area works are still unbuilt, or obligaciones urbanÃsticas (duties owed to the city by the developer) are still outstanding, there remains a counterparty, and it is worth knowing who answers for them and against what security. Third, the asset produces nothing until it is built on, while still generating impuesto predial, development dues and the cost of watching over empty land. For a buyer abroad, a lot also means a permit process and a construction job run from Colombia, by someone authorized to sign.
