What documents do I need to sell in Los Morros?

Sell property in Cartagena

Documents needed to sell property in Los Morros Here is what changes in this sector and what to have ready before going to market.

This stage is collection, not analysis: the point is to assemble the full file before negotiating, so no missing item stalls a closing. The usual set includes the public deed through which you acquired the property, a current registry certificate of title and encumbrances, the property tax receipt and any betterment levy receipt, utility bills paid up to date, the administration clearance certificate where there is a condominium, identification for the owner and for a spouse or partner if the asset falls under marital property, the civil registry or marital status certificate, and a properly granted power of attorney if someone else will sign. If the holder is a company, add its certificate of existence and legal representation. Two recurring slips: papers that expire while the negotiation drags on, and owners who do not hold a copy of their own deed. Gathering these early saves weeks. The next step, different from this one, is having an attorney read those papers and confirm what they actually say. Nisimblat Law handles that review and the filings that follow.

What Los Morros is, and what changes there

Los Morros refers to the first consolidated stretch of the northern corridor, the part that already feels finished: gated complexes of towers facing the beach along the Anillo Vial, each with its own amenities and its own internal services. Almost everything here is condominium apartment rather than house or land, and a large share was bought as a second home, which gives the sector a seasonal rhythm that a year-round neighborhood does not have. Its advantage over the stretches further north is that the fabric exists: neighboring buildings are already built, so the view and the sunlight a unit has today are unlikely to change, and the drive to the airport is short. Its limitation is dependence on a single road and on amenities located inside each complex rather than on the street. For a buyer the decisive documents belong to the building, not to the land: the bylaws, the assembly minutes, the dues and the reserve fund. Sellers compete directly with neighboring towers of similar age. For renters, whether a given complex allows stays by the night is decided by its own rules and verified building by building.

Colombian living abroad

This is the case apart. You need no visa and no cédula de extranjería, because your document is the Colombian cédula, and that is exactly what gets neglected: check that the cédula is current and that its details match the registry, because an unrecorded change of marital status or surname stops the deed. The money, though, does come from abroad, so the transfer enters through the regulated exchange market with its declaración de cambio like anyone else's, and if you are not a Colombian tax resident that inflow may have to be registered as foreign investment with the Banco de la República: they are who to ask whether your particular case requires it. What really changes is how you file. Tax residence is not chosen, it is determined by rules, and not being a Colombian tax resident alters what is withheld from you and what you report to the DIAN, both on rent and on sale. For signing from abroad, the Colombian consulate where you live grants the poder. And the tax question is whether a treaty exists between Colombia and the country where you live and what it says about rental income and about ganancia ocasional, with an accountant in each country.
