How should I hand over an apartment to a tenant in Los Morros?

Rent out my property in Cartagena

Handover record for a tenant in Los Morros Here is what changes in this sector and what to put in writing before handing the property over.

Handover is a concrete act performed the day the occupant takes the keys, and it deserves to be treated as a proceeding rather than a quick errand. You walk the apartment space by space with the incoming resident present, test what works in front of them, note every mark and scratch, read the meters, count and label keys and remotes, and sign a report in which both sides acknowledge the condition received, backed by dated photographs. In the same session you explain the practical things: the breaker panel, the main water valve, the trash and service areas, building hours, who to call at the administration office, and where a fault gets reported. Write down anything still pending from the owner and the date it is due. What tends to go wrong is handing over remotely, sending keys with a third party, and later finding damage with no way to date it. The list of goods inside the unit is built separately and is work of its own; handover is simply when that list gets checked and signed. Dimare Collection attends this step in the city.

What Los Morros is, and what changes there

Los Morros refers to the first consolidated stretch of the northern corridor, the part that already feels finished: gated complexes of towers facing the beach along the Anillo Vial, each with its own amenities and its own internal services. Almost everything here is condominium apartment rather than house or land, and a large share was bought as a second home, which gives the sector a seasonal rhythm that a year-round neighborhood does not have. Its advantage over the stretches further north is that the fabric exists: neighboring buildings are already built, so the view and the sunlight a unit has today are unlikely to change, and the drive to the airport is short. Its limitation is dependence on a single road and on amenities located inside each complex rather than on the street. For a buyer the decisive documents belong to the building, not to the land: the bylaws, the assembly minutes, the dues and the reserve fund. Sellers compete directly with neighboring towers of similar age. For renters, whether a given complex allows stays by the night is decided by its own rules and verified building by building.

Dúplex units

A dúplex is bought differently because what you see and what is recorded may not be the same thing. Two levels joined by an internal staircase are lived in as one home, yet the registry may still see two: two matrículas inmobiliarias (registry folios), two ownership shares, two chains of title and two separate arrears accounts with the building. That gap between the physical thing and the legal thing organizes the entire purchase. If there are two folios, you are really signing two acquisitions that end up tied in fact but not in law, and each one can be taxed, mortgaged, attached and sold on its own, so a future buyer may find half a home on offer. If there is a single folio, you need to know when and how the merger happened, because joining units is an amendment to the reglamento and not merely building work. What gets examined here, then, is the identity of the property before its condition: how the unit came into being, which document recognizes it, and whether the copropiedad was ever told. For a buyer abroad, each folio may also carry its own paperwork and its own power of attorney.
