How should I manage an inventory for my rental in Cielo Mar?

Rent out my property in Cartagena

Inventory for a rental property in Cielo Mar Here is what changes in this sector and what to put in writing before handing the property over.

The inventory is the document describing which goods sit inside the apartment and the state they are in, and it gets built before anyone arrives. You compile it space by space, item by item: furniture, appliances with brand and serial number, air units, lamps, curtains, kitchenware, keys and remotes, noting each one's real condition, the marks it already carries, and whether a manufacturer warranty is still live. Every line is backed by your own photographs. Treat it as a living document: update it when equipment is swapped, when something broken is replaced, or when a new resident arrives, and keep each version dated and signed. Storing receipts and manuals in a single file also pays off. The typical failure is a vague list reading television and refrigerator with no further detail, or one untouched for years, so in the end nobody can prove what went missing or what was already faulty. Do not confuse this work with handover day: the list is compiled and maintained separately, and at handover it is simply walked through and confirmed with whoever receives it.

What Cielo Mar is, and what changes there

What sets Cielo Mar apart is that much of the buying happens before the property legally exists. Units sell off plan, and the counterparty is not an owner but a fiduciaria, a trust company, managing a patrimonio autónomo, a segregated trust estate, into which the landowner contributed the site. That changes the whole process. The first document signed is not a deed but an enrollment in the project; the money goes into a trust account rather than to a seller; and the deed is granted once the punto de equilibrio, the pre-sales break-even threshold, is reached and the building goes up, so in the early stage there is no unit folio to certify because none has been opened. Ask for the trust agreement and ask what happens if that threshold is never reached, who returns the money and on what terms. Who decides changes too: the governing document is the permit issued by the curaduría urbana, the private licensing office, and the condominium bylaws are still unregistered, so you read a draft. Utilities may be run by private operators belonging to the development itself, meaning the supply relationship does not start with the city water company.

Aparta-estudio units

An aparta-estudio, a single-room studio unit, is bought differently because it is the smallest unit in the tower, and that has consequences the floor plan does not show. Its coeficiente de copropiedad, the ownership share, is low, so its weight at the asamblea is low too; and in buildings made of identical units, decisions fall to whoever can assemble a crowd of small owners. Meanwhile several building costs are not shared by size but by occupancy: lifts, front desk, lobby, water, waste and wear on common areas all track how many people come and go, and a studio generates as much turnover as a large unit while contributing a far smaller share. The second consequence is the market. These units are bought almost entirely to rent out, so what the reglamento says about renting by the day is not a detail of use but a feature of the asset, since it defines who you can resell to. The third is physical: in a single room, kitchen, bathroom and ventilation share walls with neighbors, so whatever the copropiedad resolved about noise, extraction and quiet hours weighs more here than in a conventional apartment.
