What can I see in the owner dashboard for Historic Center?

Short-stay management in Cartagena

Owner dashboard for an Airbnb in Centro Histórico Here is what changes in this sector and what has to be reviewed before activating the property.

The panel is the owner self service tool, available at any hour, and it is different from the statement that arrives at period close. It shows the apartment calendar with nights sold, blocked, and free, the list of bookings with their dates and source channel, the record of income and charged expenses, and the history of incidents and work done on the property. It also shows published rates and the restrictions in force, so the owner understands why a window is being offered the way it is. The real usefulness is twofold: it lets him look before asking, and it lets him request a block knowing what is already committed on those dates. Worth being clear that it is a view, not a control board. Calendar and price changes go through the operations team, so that two hands are never moving the same thing at once. What usually happens is the owner checks it daily for the first stretch and then abandons it entirely. A steady rhythm works better, built around the season changes, when there are actual decisions waiting to be made.

What Centro Histórico is, and what changes there

The Centro Historico is the city inside the walls, and it is the one part of Cartagena where the supply of property is structurally fixed: nothing more gets built there. What changes hands are colonial and republican houses, buildings converted into small hotels, apartments carved out of historic structures, and ground-floor commercial premises. The scarcity is the defining economic fact, and the heritage regime is the defining legal one, since what may be altered, how a facade is treated and which interventions require authorization are set by conservation rules rather than by ordinary zoning. That makes the restoration history of a specific building, and whether its work was properly authorized, more important than any comparison of square footage. Buyers here are generally not choosing between the walled city and a tower in the north; the two are different assets with different maintenance logic and different buyers. Sellers deal with a narrow, international pool. Renters find mostly short-term lodging and a limited set of long-term homes. Whether a given address may host paying guests follows from its own permissions, verified one by one.

Colombian living abroad

This is the case apart. You need no visa and no cédula de extranjería, because your document is the Colombian cédula, and that is exactly what gets neglected: check that the cédula is current and that its details match the registry, because an unrecorded change of marital status or surname stops the deed. The money, though, does come from abroad, so the transfer enters through the regulated exchange market with its declaración de cambio like anyone else's, and if you are not a Colombian tax resident that inflow may have to be registered as foreign investment with the Banco de la República: they are who to ask whether your particular case requires it. What really changes is how you file. Tax residence is not chosen, it is determined by rules, and not being a Colombian tax resident alters what is withheld from you and what you report to the DIAN, both on rent and on sale. For signing from abroad, the Colombian consulate where you live grants the poder. And the tax question is whether a treaty exists between Colombia and the country where you live and what it says about rental income and about ganancia ocasional, with an accountant in each country.
