How do agency fees work when selling in Getsemaní?

Sell property in Cartagena

Real estate fees when selling in Getsemaní Here is what changes in this sector and what to have ready before going to market.

What matters is not the amount charged but how the arrangement is structured, and that belongs in writing before work begins. Three things need defining. First, the base on which compensation is calculated: whether it rests on the closing figure or the asking figure, whether it covers the property alone or includes furniture and other assets, and how currency is handled when the buyer pays from abroad. Second, when it is earned and when it is paid, which do not always coincide, and what happens if a deal collapses after the purchase promise is signed. Third, what is included and what is billed separately: promotion, photography and video, notary and registry costs, transaction taxes, and legal services, which in Colombia are provided by Nisimblat Law. It is also worth settling whether the engagement is exclusive, for how long, what happens if a buyer reaches you directly, and how compensation is shared when another intermediary takes part, including allied brokers abroad. A clear agreement removes nearly every argument that arises at the end.

What Getsemaní is, and what changes there

Getsemani lies just outside the walls and is the old city's working-class neighborhood turned cultural quarter. What is marketed here is houses, hotels and commercial units, not apartment towers, and that single feature separates it from almost every other sector in Cartagena. The grain is small: narrow lots, continuous street frontage, two and three story buildings, courtyards behind modest doors. Many properties have been adapted into guesthouses, restaurants or bars, which makes the ground floor economically important in a way it is not in a residential tower, and makes noise, licensing and the use of neighboring buildings part of any decision. A buyer evaluating a house here is really evaluating a structure, its authorized works and what the surrounding uses will be like after dark. Sellers face a buyer pool interested in operation as much as in dwelling. Renters encounter a mix of long-term housing and lodging, unevenly distributed street by street. Whether a property may be operated commercially or for paying guests follows from its own permits and the rules over that block, confirmed for each address.

Retail units

A retail unit is bought differently because you are not buying a space but the possibility that someone can trade in it, and that possibility is granted by third parties. Two permissions are needed and nobody bundles them: the one the land-use rules give for that specific lot, and the one the copropiedad's reglamento gives, which need not agree. On top of those sit the tenant's own business permits, applied for activity by activity. The second difference is the relationship with the tenant. A lease of premises for commercial purposes runs under rules distinct from residential tenancies, with an expectation of continuity for the tenant that is worth having a lawyer spell out before signing, because the buyer steps into a contract that already exists and inherits its history. The third is that the unit depends on what lies outside it: façade, signage, pavement, loading area and public access are normally bien común, common property, or public space. What makes the unit profitable, in other words, is not inside its walls and is not decided from within the unit.
