Rent out my property in Cartagena
Renew a rental agreement in Los Morros Here is what changes in this sector and what to put in writing before handing the property over.
Renewing means deciding in good time that the relationship continues, and the operative word is early: open the conversation well before the current period runs out, not in the final week. Renewal is also the natural moment to revisit conditions that no longer match reality: the figure in light of how the sector sits, the cost split, the backing in force, the state of the property after use, outstanding repairs, and any change in how many people live there. The sensible move is to visit before agreeing to continue, and to put the new terms in a document signed by both sides, with the refreshed inventory attached. How extension operates and what adjustment is permissible are points to raise with a lawyer rather than settle from memory. The habitual lapse is letting time drift and going on collecting with no new document and terms nobody quite recalls. Renewal looks forward and keeps the same resident; closing the relationship and settling accounts is a different exercise altogether. Nisimblat Law reviews those documents.
What Los Morros is, and what changes there
Los Morros refers to the first consolidated stretch of the northern corridor, the part that already feels finished: gated complexes of towers facing the beach along the Anillo Vial, each with its own amenities and its own internal services. Almost everything here is condominium apartment rather than house or land, and a large share was bought as a second home, which gives the sector a seasonal rhythm that a year-round neighborhood does not have. Its advantage over the stretches further north is that the fabric exists: neighboring buildings are already built, so the view and the sunlight a unit has today are unlikely to change, and the drive to the airport is short. Its limitation is dependence on a single road and on amenities located inside each complex rather than on the street. For a buyer the decisive documents belong to the building, not to the land: the bylaws, the assembly minutes, the dues and the reserve fund. Sellers compete directly with neighboring towers of similar age. For renters, whether a given complex allows stays by the night is decided by its own rules and verified building by building.

Properties for short-stay rental
A property bought for short-stay rental is bought differently because what changes hands is an operation, not just real estate. Three things that live in separate documents have to line up for it to work: the copropiedad's reglamento, which can ban renting by the day regardless of any other permission; the registro nacional de turismo, the national tourism register, which is issued in someone's name and does not travel automatically with the deed; and the contract with the operator, which sets who attends to the guest, who pays for supplies and what is deducted before income is split. The second difference is that much of the value cannot be recorded anywhere: furniture, equipment, inventory, review history and bookings already taken appear on no folio, so they have to be inventoried and the purchase document has to say what becomes of each, including stays already sold for dates after closing. The third is that a guest is not a tenant and the activity is a trade, with daily attention, staff and restocking, so a buyer abroad is engaging a management arrangement, not merely acquiring a property.
