Can I rent out my furnished apartment in Historic Center?

Rent out my property in Cartagena

Rent out a furnished apartment in Centro Histórico Here is what changes in this sector and what to put in writing before handing the property over.

Yes, and it helps to treat it as a different product. A furnished unit draws a specific audience, people arriving for work, for a transfer or for a medium term project who do not want to buy anything, and it tends to sit in a different price band than a bare unit because the owner is contributing goods that wear out. That brings more administration: the list of goods runs longer, replacing what breaks becomes a recurring conversation, and the average resident stays a shorter stretch than someone who brings their own furniture. What belongs in writing is the detail of the furnishings with brands and condition, who replaces what when something fails, what happens with items the resident wants removed or stored, and whether any service is included. The frequent stumble is furnishing with leftovers from the family home, mismatched pieces and appliances about to quit, then holding out for the price of a properly equipped place. If you do furnish, keep it plain and durable. What works for any given unit depends on its area, its condition and the figure asked.

What Centro Histórico is, and what changes there

The Centro Historico is the city inside the walls, and it is the one part of Cartagena where the supply of property is structurally fixed: nothing more gets built there. What changes hands are colonial and republican houses, buildings converted into small hotels, apartments carved out of historic structures, and ground-floor commercial premises. The scarcity is the defining economic fact, and the heritage regime is the defining legal one, since what may be altered, how a facade is treated and which interventions require authorization are set by conservation rules rather than by ordinary zoning. That makes the restoration history of a specific building, and whether its work was properly authorized, more important than any comparison of square footage. Buyers here are generally not choosing between the walled city and a tower in the north; the two are different assets with different maintenance logic and different buyers. Sellers deal with a narrow, international pool. Renters find mostly short-term lodging and a limited set of long-term homes. Whether a given address may host paying guests follows from its own permissions, verified one by one.

Apartments under propiedad horizontal

Buying under propiedad horizontal —Colombia's condominium regime— means joining a legal entity that already exists and whose rules are not negotiated at the closing table. You accept the reglamento whole, together with what earlier asambleas (owners' meetings) resolved and whatever future ones resolve by majority, with no veto. That changes what due diligence is about. On a house, a title review follows the chain of ownership of the lot; here it also has to read the internal life of a community you become a compulsory member of: who administers it, which body approves an extraordinary levy, what the recent asambleas decided, and whether the building is current on what it must repair. It changes who collects, too. Beyond the municipal impuesto predial, the unit generates a monthly dues payment made to the administración for as long as you own it, whether or not you use the apartment, and whatever a previous owner left unpaid follows the unit rather than the person, which makes the administración's certificate as important as the registry's. For a buyer living abroad, the practical consequence is appointing someone to receive notices and vote, because the asamblea does not wait.
