How can I rent out my apartment in El Cabrero?

Rent out my property in Cartagena

Rent out my apartment in El Cabrero Here is what changes in this sector and what to put in writing before handing the property over.

Renting out an apartment for a year or longer starts with looking at it the way someone who will actually live there will: floors, bathrooms, kitchen, any sign of moisture, and whether the air conditioning really works. The next front is the building itself, because life in a condominium runs on rules: dues paid up, internal regulations, parking and common area use, moving hours. Only then come pricing, promotion and choosing the occupant, and the written agreement and physical handover come last. Put in writing the list of whatever stays inside, the condition it is received in, who covers building dues and utilities, and the channel the two sides will use to talk. The most common slip is assuming the building will accept any use or any number of residents, and handing over keys with no report and no photographs. Pre inspection also gets skipped: one leak or one tired water heater turns into an argument by the second month. Outcomes depend on the unit, the sector and the asking price, so no timeline can be promised. In Cartagena, Dimare Collection walks owners through this, and legal matters sit with Nisimblat Law.

What El Cabrero is, and what changes there

El Cabrero sits between the walled city and the sea on the way out toward Marbella, a small and well-defined neighborhood rather than a sector with stretches. Its character comes from that position: it is adjacent to the historic core without being inside it, which means it is close enough to walk in, but it is governed by ordinary urban rules instead of heritage restrictions, and the architecture reflects that. What exists is mostly residential buildings of moderate height together with older houses, some institutional use, and a handful of commercial premises on the main road. Because the neighborhood is small and already built out, there is little room for new projects, so transactions involve existing property and the relevant questions are building age, structural condition, parking and how many units a house has been divided into over the years. Its distinction from Marbella is proximity: El Cabrero is closer to the center and busier with through traffic, with less beach life of its own. For a renter it works as a base for someone whose day happens inside the old city. Short-stay use is a matter for each building's own rules.

Buyer from Medellín

The mortgage is requested from a Colombian bank, which studies it against the buyer's local credit history rather than against collateral abroad or seller financing: they ask for proof of income, check the centrales de riesgo, the credit bureaus, and order the avalúo, the appraisal, and the title study of the Cartagena property. There is one concrete question worth asking here: in which city the approval is decided, because the file is usually opened at the branch in your own city and then escalated elsewhere inside the bank, and whoever answers for the yes or the no is the mortgage department, not the adviser in front of you. Ask in writing for the approval letter and the disbursement instructions, because each disbursement rests on a different document: the promesa de compraventa first, and the registered escritura with the mortgage recorded on it afterwards. The transfer does not pass through the regulated exchange market and there is no foreign investment to register with the Banco de la República; proof of the source of funds is still assembled, and that is a separate matter. You can fly in to sign, so no poder and no apostille, but you manage from a distance: settle who receives the property, who pays the predial and the building fee, and who issues the paz y salvo. Tax questions go to the DIAN and to an accountant.
