How can I rent out my house in Morros 3?

Rent out my property in Cartagena

Rent out my house in Morros 3 Here is what changes in this sector and what to put in writing before handing the property over.

A house follows a different logic from an apartment: there is no building staff watching the entrance or caring for the outside, so the lot, the roof, the garden, the pool if there is one, the water tanks and the perimeter all become part of the conversation with whoever moves in. A workable order is to inspect structure and utility lines, fix what is already broken, gather the property paperwork, settle on a price, show and select, then sign and hand over. The agreement should be specific about who cuts the grass, who services pumps and motors, how often the roof gets checked before the rainy stretch, and how damage is reported. What usually goes wrong is leaving that upkeep ownerless: nobody prunes, nobody clears the gutters, and the decay shows up expensive at the end. In larger houses there is also friction over areas the owner meant to keep. What a house achieves, and how soon, depends on the property, the neighborhood and the figure asked. Dimare Collection works with this kind of property in the city and refers legal questions to Nisimblat Law.

What Morros 3 is, and what changes there

This is one of the numbered developments within the Morros and Manzanillo corridor, the coastal stretch of closed residential complexes north of the airport. Numbered names in this band usually signal successive stages or related phases by the same promoter, which matters as a product distinction: different stages of a single development can differ in age, in the shared areas they include and in how far they sit from the shoreline, even when they carry a common name. In every case what is acquired is a unit under the condominium regime, with collective ownership of common areas and an assembly setting dues and rules, so the file that governs the decision is the building's own. The characteristics of this particular stage, whether it is finished or still being built, and whether anything in it can be offered are determined one at a time from current documents rather than from the name. What surrounds it along this band is also uneven, with built complexes beside parcels at earlier stages, and seasonal use of a unit depends on the rules adopted inside that specific condominium.

Dúplex units

A dúplex is bought differently because what you see and what is recorded may not be the same thing. Two levels joined by an internal staircase are lived in as one home, yet the registry may still see two: two matrículas inmobiliarias (registry folios), two ownership shares, two chains of title and two separate arrears accounts with the building. That gap between the physical thing and the legal thing organizes the entire purchase. If there are two folios, you are really signing two acquisitions that end up tied in fact but not in law, and each one can be taxed, mortgaged, attached and sold on its own, so a future buyer may find half a home on offer. If there is a single folio, you need to know when and how the merger happened, because joining units is an amendment to the reglamento and not merely building work. What gets examined here, then, is the identity of the property before its condition: how the unit came into being, which document recognizes it, and whether the copropiedad was ever told. For a buyer abroad, each folio may also carry its own paperwork and its own power of attorney.
