Sell a furnished apartment in Morros Zoe Here is what changes in this sector and what to have ready before going to market.
Selling furnished changes what is actually being traded, and the key is to separate the real property cleanly from the movable goods. Start by building a detailed inventory, with photographs, the honest condition of each piece and appliances identified, distinguishing what is included, what is excluded and what remains open to negotiation. Decide early whether the furnishings are offered within the figure or priced apart, because that affects how the transaction is documented and must appear in the purchase promise. Check whether any goods carry a live warranty, whether television or internet contracts are attached, and whether pieces damaged by humidity or salt air should be replaced before showing. If the apartment is used for short term rental, future bookings need sorting and a rule for how they pass on at handover. The most frequent dispute appears at delivery: pieces missing, wear that was never recorded, or a buyer expecting what the photographs showed. A signed inventory verified on handover day prevents that. Nisimblat Law reviews the contractual side.
What Morros Zoe is, and what changes there
Morros Zoe is one of the residential developments on the Morros and Manzanillo corridor, the coastal strip of closed complexes between the Anillo Vial and the sea. Considered as a type of property, it falls into the same family as its neighbors: condominium units inside a gated building, with shared areas held in common, private internal services and an owners' assembly that approves the budget and the rules everyone lives under. What differentiates one project from another on this strip is rarely the name, and usually the concrete things: how many levels, how close to the shoreline, what the common areas actually are, how old the construction is and what the dues sustain. None of those points, nor the stage the project has reached, nor whether anything in it can be offered, should be assumed from the corridor it belongs to; each is established individually from current documentation. The same applies to the setting, since parcels along this band sit at very different stages of development, and any seasonal use of a unit answers to the bylaws of this condominium.

Mexican buyer
Two currencies are called pesos in this transaction, so always say which one you mean: the contract is signed in Colombian pesos while the money leaves in Mexican pesos. The transfer is converted, enters through the regulated exchange market with its declaración de cambio and is registered as foreign investment with the Banco de la República, which is who to ask about how and in whose name. The poder for signing from abroad is granted before a Colombian consul in the city where you live or before a notario público and then apostilled, and which of the two the Cartagena notarÃa wants is confirmed with that notarÃa and with the CancillerÃa before you fly anywhere to sign. Visa rules and the cédula de extranjerÃa are not the same for every nationality and belong to Migración Colombia: entering without a visa to visit the city and settling in it are two different situations. The tax question to settle with an accountant in each country is whether a treaty exists between Colombia and your country and what it says about rental income and about ganancia ocasional.
