Sell an inherited property in Crespo Here is what changes in this sector and what to have ready before going to market.
An inherited property can be sold, but the process usually takes longer, and the difference lies in paperwork and in agreement among those with a right to it. Before thinking about price, establish precisely who appears today as title holder on the registry folio, whether the estate proceeding has already been completed and recorded, and whether several parties must act jointly. The situations that complicate matters are familiar: heirs who cannot agree or have not been recognized, one who lives abroad and must grant a power of attorney, incomplete identification, death certificates or civil registry records, property tax or administration debt accumulated over years, and a relative living in the home. All of it can be sorted out, but it takes time. Reviewing title, determining what is missing and identifying the route that applies to your case is work for an attorney, not for a sales agent: in Colombia that side is handled by Nisimblat Law, which stays with the matter through the deed. Running it in parallel with commercial preparation saves months.
What Crespo is, and what changes there
Here the file is complicated by a neighbor nobody negotiates with: the air terminal. The neighborhood sits under the approach path, so a building project is not reviewed only by the curadurÃa urbana, the private office that grants permits, but also by the civil aviation authority, which sets the obstacle limitation surfaces, and by the operator running the airport under concession. That reorders the procedure: before buying with any plan to add height, request the land-use opinion from the District and ask about the aviation ruling, because that is where a seller's assumptions collapse. On top of height there is noise exposure, which never appears on the certificado de tradición y libertad, the registry history and encumbrance certificate, and does appear in the airfield regime, so the exposure sits in the rules over the land rather than in the title itself. The counterparty differs too: a formal neighborhood of long-standing owners, with unsettled sucesiones, estate proceedings, and houses carved into several apartments without registering the split, so compare the original permit against what stands before accepting a per-unit valuation.

Aparta-estudio units
An aparta-estudio, a single-room studio unit, is bought differently because it is the smallest unit in the tower, and that has consequences the floor plan does not show. Its coeficiente de copropiedad, the ownership share, is low, so its weight at the asamblea is low too; and in buildings made of identical units, decisions fall to whoever can assemble a crowd of small owners. Meanwhile several building costs are not shared by size but by occupancy: lifts, front desk, lobby, water, waste and wear on common areas all track how many people come and go, and a studio generates as much turnover as a large unit while contributing a far smaller share. The second consequence is the market. These units are bought almost entirely to rent out, so what the reglamento says about renting by the day is not a detail of use but a feature of the asset, since it defines who you can resell to. The third is physical: in a single room, kitchen, bathroom and ventilation share walls with neighbors, so whatever the copropiedad resolved about noise, extraction and quiet hours weighs more here than in a conventional apartment.
