Sell an inherited property in Los Morros Here is what changes in this sector and what to have ready before going to market.
An inherited property can be sold, but the process usually takes longer, and the difference lies in paperwork and in agreement among those with a right to it. Before thinking about price, establish precisely who appears today as title holder on the registry folio, whether the estate proceeding has already been completed and recorded, and whether several parties must act jointly. The situations that complicate matters are familiar: heirs who cannot agree or have not been recognized, one who lives abroad and must grant a power of attorney, incomplete identification, death certificates or civil registry records, property tax or administration debt accumulated over years, and a relative living in the home. All of it can be sorted out, but it takes time. Reviewing title, determining what is missing and identifying the route that applies to your case is work for an attorney, not for a sales agent: in Colombia that side is handled by Nisimblat Law, which stays with the matter through the deed. Running it in parallel with commercial preparation saves months.
What Los Morros is, and what changes there
Los Morros refers to the first consolidated stretch of the northern corridor, the part that already feels finished: gated complexes of towers facing the beach along the Anillo Vial, each with its own amenities and its own internal services. Almost everything here is condominium apartment rather than house or land, and a large share was bought as a second home, which gives the sector a seasonal rhythm that a year-round neighborhood does not have. Its advantage over the stretches further north is that the fabric exists: neighboring buildings are already built, so the view and the sunlight a unit has today are unlikely to change, and the drive to the airport is short. Its limitation is dependence on a single road and on amenities located inside each complex rather than on the street. For a buyer the decisive documents belong to the building, not to the land: the bylaws, the assembly minutes, the dues and the reserve fund. Sellers compete directly with neighboring towers of similar age. For renters, whether a given complex allows stays by the night is decided by its own rules and verified building by building.

Canadian buyer
The money usually leaves in Canadian dollars and arrives converted, so the transfer crosses two banks and a currency conversion before it enters the Colombian exchange market with its declaración de cambio. Ask your bank in writing which beneficiary details it requires, and ask the Banco de la República how registration of foreign investment works, because a transfer that arrives wrongly recorded is fixed afterwards and at a cost. The power of attorney for signing from abroad is granted either before a Colombian consul or before a notary in your province and then apostilled; since the apostille depends on the country being party to the Hague Convention, the CancillerÃa is who confirms which seal your document needs and which provincial office issues it. Visas and the cédula de extranjerÃa are a question for Migración Colombia, not something to infer from what another buyer told you. The tax question to settle is whether a treaty exists between Colombia and your country and what it says about rental income and about ganancia ocasional, and it is settled with an accountant in each country before you sign the promesa de compraventa, not in next year's return.
