How can I sell if I live outside North Zone of Cartagena?

Sell property in Cartagena

Sell property remotely in Zona Norte de Cartagena Here is what changes in this sector and what to have ready before going to market.

Selling from abroad is common in this city and works well when representation is settled at the outset. The central piece is a power of attorney granted with the formalities Colombian procedure requires, signed before a consulate or before a notary abroad with the matching legalization or apostille, and drafted with authority broad enough for everything the holder will do: sign the purchase promise, sign the deed, receive payment and attend to the related filings. An incomplete power has to be redone, and that is the most frequent delay of all. It also helps to arrange in advance how you will receive funds, with an account in your name in the country and clarity on the transfer route abroad, a matter to raise with your bank and your accountant. Then settle who holds physical access for showings, who pays property tax, utilities and administration fees meanwhile, and through which channel you will get updates. Dimare Collection runs the process in Cartagena and works with allied licensed brokers in the United States; Nisimblat Law handles the legal side.

What Zona Norte de Cartagena is, and what changes there

The Zona Norte is the corridor where Cartagena is still being drawn. It runs north from the airport along the Anillo Vial, and it is the fastest-growing part of the city: beachfront, new services arriving stretch by stretch, and oceanfront developments at every stage of construction. The product mix is unlike the built-out peninsula. Gated tower complexes sit beside houses inside closed developments, unserviced land, hotel sites and retail space that follows the residential buildings rather than preceding them. Some stretches are consolidated and feel finished; others are a road, a sales office and a fenced lot. For a buyer that difference is the whole decision, because what surrounds a property today may not be what surrounds it later, and anything described as under construction needs confirming against a current permit. How the corridor develops from here depends on the market, not on a brochure. For a seller, the competition is new supply rather than neighbors. For a renter, the questions are distance from the center, whether schools and groceries are reachable without a car, and what each building's bylaws say about short stays, which is settled property by property.

Colombian living abroad

This is the case apart. You need no visa and no cédula de extranjería, because your document is the Colombian cédula, and that is exactly what gets neglected: check that the cédula is current and that its details match the registry, because an unrecorded change of marital status or surname stops the deed. The money, though, does come from abroad, so the transfer enters through the regulated exchange market with its declaración de cambio like anyone else's, and if you are not a Colombian tax resident that inflow may have to be registered as foreign investment with the Banco de la República: they are who to ask whether your particular case requires it. What really changes is how you file. Tax residence is not chosen, it is determined by rules, and not being a Colombian tax resident alters what is withheld from you and what you report to the DIAN, both on rent and on sale. For signing from abroad, the Colombian consulate where you live grants the poder. And the tax question is whether a treaty exists between Colombia and the country where you live and what it says about rental income and about ganancia ocasional, with an accountant in each country.
