How is Castillo Grande maintained between guest stays?

Short-stay management in Cartagena

Short-term rental maintenance in Castillo Grande Here is what changes in this sector and what has to be reviewed before activating the property.

Maintenance is caring for the property over time, and it should not be confused with turnover cleaning, which is cyclical and fast. Here the work follows a plan: periodic checks of air conditioning, plumbing and electrical systems, appliances, locks, mattresses, bathroom sealant, and paint. High rotation wears everything faster than in a family home, and the Cartagena climate adds humidity, salt, and corrosion, which show up first in hardware, faucets, and air units. Operations reports what it sees at every departure inspection, and that feeds a watch list ordered by urgency and executed in windows without guests, ideally in low season. Agree on a preventive schedule, an estimated annual budget, and a replacement standard for linens, dishes, and kitchenware, since those show up in the photos and weigh on a traveler decision. What goes wrong is leaving everything until something breaks. Emergency repair costs more, arrives on somebody else schedule, and sometimes forces a confirmed booking to be moved, which is the worst outcome of all.

What Castillo Grande is, and what changes there

In Castillogrande the typical deal is not a unit in a condominium but a house and its lot, which puts the weight of the file back on the chain of title to the land: you climb through the deeds to the parcelación, the original subdivision that created the block, because those platting deeds registered conditions, setbacks and easements that still bind and that are invisible from the street. There is no building manager to issue a paz y salvo, a no-arrears certificate, and no assembly to settle anything, so boundary questions with a neighbor are argued between private parties and what governs is the title and the survey, not a set of house rules. The counterparty is usually an old city family and, fairly often, a family company that owns the property: then you must decide whether to buy the real estate or the company's shares, two different transactions with different paperwork and different exposure, and request the certificado de existencia y representación, the corporate good-standing and signing-authority certificate, together with the resolution approving the sale. And because the neighborhood is fully built out, any construction is permitted on an already developed lot, with neighbors entitled to take part in the proceeding.

Mexican buyer

Two currencies are called pesos in this transaction, so always say which one you mean: the contract is signed in Colombian pesos while the money leaves in Mexican pesos. The transfer is converted, enters through the regulated exchange market with its declaración de cambio and is registered as foreign investment with the Banco de la República, which is who to ask about how and in whose name. The poder for signing from abroad is granted before a Colombian consul in the city where you live or before a notario público and then apostilled, and which of the two the Cartagena notaría wants is confirmed with that notaría and with the Cancillería before you fly anywhere to sign. Visa rules and the cédula de extranjería are not the same for every nationality and belong to Migración Colombia: entering without a visa to visit the city and settling in it are two different situations. The tax question to settle with an accountant in each country is whether a treaty exists between Colombia and your country and what it says about rental income and about ganancia ocasional.
