Vacation apartments in Cartagena
Vacation homes in Los Morros Here is what the area offers for a stay and what to confirm before booking.
Asking about houses rather than apartments redraws the map entirely. In Cartagena the vacation house belongs mostly to the low density developments to the north: Morros, Manzanillo del Mar and Karibana are laid out as gated communities where single family homes sit among generous shared grounds, and in Karibana that setting also turns around championship golf and the club. Inside the old walls the picture is different: heritage houses, protected architecture, interior courtyards and a very particular way of living in them. In Bocagrande, Castillogrande, El Laguito, Crespo and Marbella the dominant format is the tower, so a house there is the exception. People who want a house usually also want privacy, outdoor space and control over arrival, which means looking into community access, how the gatehouse works and what the internal bylaws say about tourist lodging, a matter resolved property by property. What actually exists for a given window is confirmed when someone writes in, since the pool of houses is smaller and moves with the calendar.
What Los Morros is, and what changes there
Los Morros refers to the first consolidated stretch of the northern corridor, the part that already feels finished: gated complexes of towers facing the beach along the Anillo Vial, each with its own amenities and its own internal services. Almost everything here is condominium apartment rather than house or land, and a large share was bought as a second home, which gives the sector a seasonal rhythm that a year-round neighborhood does not have. Its advantage over the stretches further north is that the fabric exists: neighboring buildings are already built, so the view and the sunlight a unit has today are unlikely to change, and the drive to the airport is short. Its limitation is dependence on a single road and on amenities located inside each complex rather than on the street. For a buyer the decisive documents belong to the building, not to the land: the bylaws, the assembly minutes, the dues and the reserve fund. Sellers compete directly with neighboring towers of similar age. For renters, whether a given complex allows stays by the night is decided by its own rules and verified building by building.

Properties for short-stay rental
A property bought for short-stay rental is bought differently because what changes hands is an operation, not just real estate. Three things that live in separate documents have to line up for it to work: the copropiedad's reglamento, which can ban renting by the day regardless of any other permission; the registro nacional de turismo, the national tourism register, which is issued in someone's name and does not travel automatically with the deed; and the contract with the operator, which sets who attends to the guest, who pays for supplies and what is deducted before income is split. The second difference is that much of the value cannot be recorded anywhere: furniture, equipment, inventory, review history and bookings already taken appear on no folio, so they have to be inventoried and the purchase document has to say what becomes of each, including stays already sold for dates after closing. The third is that a guest is not a tenant and the activity is a trade, with daily attention, staff and restocking, so a buyer abroad is engaging a management arrangement, not merely acquiring a property.
