What costs are included in a rental in Marbella?

Rentals in Cartagena

What a rental includes in Marbella Here is what changes with the sector, and with whether you are looking by the year, by the season or by the day.

Understanding which line items make up the cost of renting prevents unpleasant surprises in the first months. Rent covers use of the property and nothing else. Separate from it sits the condominium fee where there is shared ownership, paying for the front desk, cleaning, equipment upkeep and common areas; then utilities for power, water and waste collection, with the caveat that in a hot climate electricity is the line most affected by air conditioning; piped gas where the network reaches; internet and television; and parking when it is leased separately. Added to those are start-up items such as the security arrangement a landlord demands and the cost of vetting, plus occasional ones like extraordinary assessments approved by the owners assembly for repairs, or property tax when an agreement shifts it, which is uncommon in housing. It is also worth settling early who handles minor repairs and air conditioning service, since that is the most frequent source of disagreement. The useful exercise is adding up every applicable item before signing and checking that the household budget carries it comfortably.

What Marbella is, and what changes there

Marbella is the beach immediately next to the historic center, and its appeal is exactly that combination: sand and open sea within reach of the walled city, without the traffic and nightlife pressure of Bocagrande. The fabric is an established residential neighborhood rather than a tourist strip. Mid-rise apartment buildings of several different eras line the shore road, with family houses and small commercial premises behind them, and street retail that serves residents more than visitors. That makes it a different proposition from both the peninsula and the northern corridor: nothing much is being built from scratch, so what trades is existing stock, and the age of a building, its upkeep record and its exposure to salt air say more about it than the view does. Buyers here are usually choosing walkability to the center and a calmer street over the amenities of a new complex. Sellers compete within a limited set of comparable buildings along the same few blocks. For renters, Marbella tends to attract longer stays than the hotel strip, and whether any individual building permits renting by the night depends on its own bylaws and is confirmed one property at a time.

Mexican buyer

Two currencies are called pesos in this transaction, so always say which one you mean: the contract is signed in Colombian pesos while the money leaves in Mexican pesos. The transfer is converted, enters through the regulated exchange market with its declaración de cambio and is registered as foreign investment with the Banco de la República, which is who to ask about how and in whose name. The poder for signing from abroad is granted before a Colombian consul in the city where you live or before a notario público and then apostilled, and which of the two the Cartagena notaría wants is confirmed with that notaría and with the Cancillería before you fly anywhere to sign. Visa rules and the cédula de extranjería are not the same for every nationality and belong to Migración Colombia: entering without a visa to visit the city and settling in it are two different situations. The tax question to settle with an accountant in each country is whether a treaty exists between Colombia and your country and what it says about rental income and about ganancia ocasional.
