Condo Price Ranges in Edgewater: How to Compare Similar Properties

Two apartments in the same Edgewater building, with the same floor area and the same number of bedrooms, rarely carry the same value. The useful comparison is not between listings, it is between the public records for each unit.

In a resale the seller asks what they like; what matters is what was recorded in prior sales of comparable units. That is where what the listing leaves out shows up: the floor area on the parcel record versus the one in the advertisement, the year built, the closed or open renovation permits on that specific unit, the dues it carries, the liens on title and the approved special assessments. Comparing without those records is comparing two sales pitches, not two properties.

What is specific to Edgewater

A narrow strip between Biscayne Boulevard and the bay, north of downtown, where nearly every tower is recent. New waterfront towers and still-unrenovated inland blocks, one street apart. No Metromover station of its own; you depend on Biscayne Boulevard and the city trolley.

  • whether the unit faces the bay or Biscayne Boulevard, because the two sides of the same tower are not the same home
  • what is built across the street and what is approved to be built, because a bay view disappears with the next tower
  • the elevation of the parcel, given how close it is to the water

What to verify, step by step

  1. Look up each unit by address on the county Property Appraiser's record and note floor area, year built and the recorded sales history.
  2. Compare the sales history of units in the same building and the same facade line, not of similar buildings elsewhere in the area.
  3. Search the Clerk's records for liens, encumbrances or litigation recorded against each unit you are comparing.
  4. For each one, request the current association dues with the minutes that set them and ask whether a special assessment has been approved.
  5. Review the county building permits on each unit: a renovation without a closed permit transfers with the property.
  6. Ask a Florida-licensed broker for the written comparative analysis and for the list of units used to produce it.

Mistakes that cost money

  • Comparing asking prices instead of recorded prices: the first is an expectation, the second is a recorded fact.
  • Accepting the listing's floor area without checking it against the parcel record.
  • Comparing two units without comparing what each one pays in dues and in special assessments.

Frequently asked questions

Where do you see what was actually paid for an unit?
In the sales history on the parcel record and in the deed recorded with the Clerk. Both are public and do not depend on the seller.
Why do two identical units on the same floor differ in value?
Because orientation, view, interior condition, renovation permits and the dues they carry all differ. Each of those is checked separately.
Is it useful to compare against neighbouring buildings?
As context, yes; as a measure, no. The strong comparison is within the same building, because those units share dues, reserves and age.

Where to check it
