Can Colombian Buyers Get a Mortgage for Property in Key Biscayne?

A Colombian buyer can apply for U.S. financing on an unit in Key Biscayne, but the lender does not measure that buyer with the tools it uses on a resident. The useful question is not whether it lends, but which Colombian documents convince it.

With no U.S. credit score, the lender replaces that signal with documents from the home country, and this is where the Colombian specifics begin: a Colombian tax return, an income certification signed by a licensed public accountant with their professional registration, statements from Colombian banks and credit references denominated in pesos. Because Colombia and the United States have no double-taxation treaty, what you declare in each country does not map across automatically, and the file that satisfies the Colombian authorities is not always the one the lender accepts. Learning which format each one demands before you start is what keeps the process from collapsing in closing week.

Key Biscayne moves through a different channel because the village keeps its own permit counter and because everything that reaches the island crosses a single bridge. For a buyer abroad that is not scenery, it is logistics. The contractor quoting a renovation prices in travel and the delivery window in which material can be unloaded; the appraiser and the inspector your lender sends depend on that same bridge; and scheduled work can stop because of a closure nobody told the buyer about. On top of that, the county does not grant the approval: height, setback, landscaping and dune protection rules are set by the village, and when the parcel touches the shore a state authority enters as well, so a wall, a dock or a pool may require more than one file. Ask your insurance broker how the carrier reads the exposure of that specific parcel and what it requires before issuing; ask your closing attorney whether dune restrictions or easements are recorded on title; ask the village which work is approved at the counter and which goes before a board. It also pays to learn who manages the building or the association, because on a small island the manager is the person who actually answers.

What is specific to Key Biscayne

A barrier island with its own village government, reached only by the Rickenbacker Causeway, with large parks at both ends. Oceanfront towers, low-rise buildings and a core of single-family homes inland. A single tolled road in; there is no rail and no alternative if the causeway closes.

  • what the single road implies: evacuation, rush hour and closures for works or events
  • the parcel's coastal exposure and what that means for insurance
  • the village's own rules, which are not the county's

What to verify, step by step

  1. Ask each lender whether it runs a programme for foreign nationals with no local credit history, and request the document list in writing before handing anything over.
  2. Confirm whether it takes the Colombian tax return as it stands or requires sworn translation and peso conversion, and who must sign that conversion.
  3. Ask your accountant in Colombia for an income certification bearing their professional registration, then ask the lender whether that format works.
  4. Ask how many months of Colombian bank statements it requires and whether peso accounts are accepted or a dollar account is expected.
  5. Ask an accountant in each country how your Colombian income is documented for the lender, given that there is no double-taxation treaty between the two.
  6. Confirm that the specific building in Key Biscayne is financeable for that lender before making an offer, because many condominiums are not.

Mistakes that cost money

  • Assuming a strong Colombian credit history carries over to the United States. It does not: the lender reads it as supporting information, not as a score.
  • Submitting Colombian documents without apostille or translation and finding out once the file is already under review.
  • Treating a pre-approval as an approval. The gap shows up when the lender appraises the unit and reviews the building.

Frequently asked questions

Do you need an U.S. tax identification number to apply?
Each lender sets which identification it accepts and at what point in the file it asks for it. That is a question for the lender and an accountant, not something settled by a general rule.
Is a reference letter from the Colombian bank worth anything?
Many lenders ask for one, but the exact content they want varies. Request the template that lender accepts and take it to your bank in Colombia, rather than sending the letter the bank issues by default.
Does the absence of a double-taxation treaty with the United States change anything?
It means coordinating what you declare in Colombia with what you declare there is resolved with an accountant in each country. What effect that has in your case is not something we can assert here.
